Flood zone (FEMA). Your address's flood-map zone in plain English - and whether it sits in a high-risk area where lenders typically require flood insurance. Informational, straight from FEMA flood maps; never an insurance determination.

Natural hazard profile (FEMA National Risk Index). The relative, tract-level picture across 18 hazards - hurricanes, wildfire, winter storms, earthquakes - so a Texan moving to Colorado knows hail is the new neighbor, not hurricanes. Context, not a property score.

School district (NCES). Which district serves the address. School assignment can differ from district boundaries, so we say exactly that.

Drinking water record (EPA). The community water system serving your area and its health-based violation record over the last five years. Zero violations? We tell you that, too.

Radon zone (EPA). County-level radon potential - plus the honest advice every expert gives: test regardless of zone. A kit costs about $15.

Moving-day weather (National Weather Service). When your move is under a week away, the dossier shows the forecast for the day - and if rain looks likely, we nudge you to protect the boxes.

Every line names its source, and every line is context, not a verdict. We do not score homes and we never log into anything on your behalf - this is public data, organized around the one address that suddenly matters most to you.
